The Property Market

Over the last few weeks I have been catching up with my professional colleagues and researching what is happenning in the marketplace. From my various conversations it appears that the market remains stagnant with property remaining unsold and Buyers still not able to raise the required funding. It appears that properties are initially being marketed at to high a price putting off potential buyers and when the are eventually reduced sometimes significantly the question raised in the Buyers mind is “What is wrong with it” This problem will not be resolved until a Property is marketed at a realistic price b The buyers are able to source funding c That incentives are offerred to stimulate growth From my viewpoint we are neither in a Buyers or a Sellers market and property will only move when the correct conditions apply and

I am constantly surprised as to how quick things move on and the amount of information that is available to those who can use the technology effectively. Yesterday I read a tweet from Richard Branson who is stating that we need to encourage the entreprenuer. In view of the age of the property market and the entrenched position that stakeholders take this appears to me to be the best opportunity to make use of the opportunities to improve the customers experience and the end product be it the information provided or the end product. Completion Time

One of the main questions I am asked by customers is what time will completion take place and when can I pick up or obtain the Keys? As is always the case there is not a straightforward answer to this since its in part legal-what does the contract say and part practical-when will the sellers vacate the property. We as a firm adopt the approach of attempting to send the monies before 10 am on the day of completion as this avoids generally the complaint of “We are still awaiting the funds”. The contractual time is generally 1.00pm although customers are requested to aim for midday for clearing the premises. This week has got off to a flying start with conversations with customers investors companies and suppliers. All have one concern-what is happening in the marketplace and how much longer will the downturn last. There is no answer as all the professionals are also divided on what when and how the recovery will start. The real answer starts with you! Another week and lots of phone calls later it is still clear that interest in the property market has not waned but people are still nervous as to when it will be the right time to get involved. A little known secret- there is never a right or wrong time.
